What you need to know

  • EPC: you must commission an Energy Performance Certificate before marketing. It is valid for 10 years.
  • Material Information: listings must give buyers the key facts up front - tenure, council tax band, utilities, parking, flood risk, restrictions and more.
  • Money laundering checks: estate agents must verify the identity of sellers and buyers under the Money Laundering Regulations 2017.
  • Leasehold: prepare the lease, ground rent, service charge and building safety information early to avoid delays.
  • Stamp Duty: paid by the buyer - use our calculator to help buyers understand costs.
  • Terms of Business: you will receive our fee, contract length and any tie-in period in writing before you instruct us.
FAQ

Seller questions

How much is my London property worth?
Book a free, no-obligation valuation. A local valuer will visit, assess condition, layout and recent comparable sales or lettings, and give you a realistic marketing price.
Do I need an EPC to sell or let my home?
Yes. You must commission an Energy Performance Certificate before marketing a property for sale or to let. It is valid for 10 years. Rented homes in England must currently meet a minimum rating of E unless a valid exemption is registered.
What is a sole agency agreement?
You appoint one agent to market your property for an agreed period. It is usually cheaper than multi-agency, but you should check the notice period and any tie-in before signing.
How long does it take to sell a property in London?
Finding a buyer can take days or months depending on price and demand. After an offer is accepted, conveyancing in England usually takes around 8 - 12 weeks, longer for leasehold or chains.
What checks do you carry out on buyers?
We verify buyers' identity and source of funds as required by the Money Laundering Regulations 2017, and ask for evidence of a mortgage in principle or proof of funds before progressing an offer.
