Buying in London follows the England and Wales conveyancing process. Here is what to expect.

  1. Budget and finance – obtain a mortgage in principle or prepare proof of funds, and budget for Stamp Duty Land Tax, legal fees and survey costs.
  2. Search and view – use our search, alerts and map, then book viewings.
  3. Make an offer – we pass your offer to the seller. Once accepted the property is marked Sold subject to contract. We will ask for ID and proof of funds to meet anti-money-laundering rules.
  4. Instruct a solicitor – your conveyancer carries out searches, reviews the contract and, for leasehold homes, the lease, ground rent and service charge.
  5. Survey and mortgage – your lender values the property; a RICS survey is strongly recommended.
  6. Exchange of contracts – the sale becomes legally binding and a deposit (commonly 10%) is paid.
  7. Completion – funds are transferred, you receive the keys and pay Stamp Duty Land Tax within 14 days.
