We believe in clear pricing. This page sets out our fees in line with the Consumer Rights Act 2015 and the Tenant Fees Act 2019. All fees shown are inclusive of VAT unless stated otherwise.
Tenant fees (Tenant Fees Act 2019)
In England, tenants can only be charged the following. We charge no referencing, administration, check-out, inventory or renewal fees to tenants.
- Rent – as stated in your tenancy agreement. Under the Renters’ Rights Act 2025 no more than one month’s rent can be required in advance of the tenancy starting.
- Tenancy deposit – capped at five weeks’ rent where annual rent is under £50,000, or six weeks’ rent where annual rent is £50,000 or more. Protected in a government-approved deposit scheme within 30 days.
- Holding deposit – capped at one week’s rent, refundable in line with the Act and normally credited towards your first rent payment.
- Default fees – only the reasonable costs of replacing a lost key or security device, and interest on rent more than 14 days late (no more than 3% above Bank of England base rate), when set out in your agreement.
- Variation, assignment or novation of tenancy – capped at £50 or reasonable costs incurred, if higher.
- Early termination – where requested by the tenant, no more than the loss suffered by the landlord.
